YOUR VALUATION JOURNEY

Three Steps — Noida Owner’s Engagement Guide

From your first conversation to the final valuation certificate, understand the engagement process, the information to prepare and the steps involved in a Noida property or industrial asset valuation.

01
STEP ONE

Describe Your Situation in Plain Language

Start by telling us what you own or plan to buy, sell or finance—and what you need the valuation for. You can explain your situation in everyday language.

Tell Us About Your Property

NOIDA Sector plot, Sector 14A flat, Jaypee Wish Town flat, NG Expressway flat, Film City office, Sector 18 commercial property or NSEZ industrial unit.

Explain Your Requirement

Section 55(2)(b), pre-purchase FMV, IBC-related documentation, UP RERA possession concerns, bank loan, Loan Against Property (LAP), SARFAESI or NRI property sale and TDS matters.

What to share initially

For a NOIDA plot, share the allotment or possession details and proposed sale price. For an NSEZ unit, share the unit reference and a list of major equipment. Provide sensitive documents through an appropriate secure channel when requested.

02
STEP TWO

Fee Estimate and Preliminary Checks

Following the initial discussion and review of the information provided, the practice can clarify the proposed assignment scope, applicable category, fee and expected turnaround.

Target response: within 24 hours

The stated response target is subject to receipt of the necessary initial information and confirmation by the practice.

What the Preliminary Review May Cover

Section 34AB category relevant to the proposed assignment.

Section 55(2)(b) preliminary review for a qualifying pre-2001 property, subject to eligibility and scope confirmation.

Section 50C and relevant Gautam Buddha Nagar circle-rate information.

Any no-charge preliminary check must be confirmed by the practice before engagement. A preliminary check is not a substitute for a formal valuation, tax opinion or legal determination.

03
STEP THREE

Site Visit, Valuation and Certificate

Once the scope and fee are agreed and the engagement is confirmed, the valuation proceeds according to the assignment requirements, available evidence and agreed timeline.

01

Property or Asset Inspection

Arrange a site visit in Noida where required by the assignment. Inspection arrangements and travel requirements are confirmed during engagement.

02

Document and Comparable Evidence Review

Review relevant allotment and ownership records, available IGRS UP and Sub-Registrar information, comparable evidence and the property's intended use.

03

Purpose-Specific Valuation Analysis

Consider relevant location, condition, income, project or asset factors. Any restrictions, uncertainty or adjustments should be supported by appropriate evidence and disclosed where material.

04

Certificate and Report Delivery

The report or certificate is prepared for the agreed purpose and signed by the responsible professional where applicable to the assignment.

INDICATIVE STANDARD TIMELINE

7–12 Working Days

The stated standard timeline is subject to assignment scope, document availability, inspection access and other dependencies. Confirm the delivery date in your engagement.

Assignment-Related Follow-Up

NCLT / Jaypee IBC matters UP RERA-related documentation Bank valuation requirements Income-tax valuation queries NRI property sale documentation

Follow-up support, appearances, representations or responses to authorities and lenders are subject to the agreed scope, professional role, applicable procedure and separate requirements where relevant. A valuation certificate does not guarantee a lender's decision or a legal, tax or tribunal outcome.
