PROPERTY VALUATION & PROFESSIONAL GUIDANCE

Civil Services Officers’ Institute Engagement

Informed property decisions begin with the right documents, a clearly defined purpose and a property-specific valuation approach.

A2Z Valuers, led by Nitesh Shrivastava, Civil Engineer, can discuss valuation requirements relating to residential property, authority-allotted plots, commercial premises, industrial assets and plant and machinery.

Whether the requirement concerns a property purchase, sale, inheritance, capital gains, bank financing or a property-related matter involving insolvency proceedings, the first step is to understand the circumstances and identify the appropriate scope of professional work.

Engagements are subject to the assignment scope, applicable professional requirements and agreed terms.

A CLEAR, DOCUMENT-LED PROCESS

From Initial Discussion to Defined Next Steps

Every property matter is different. A structured discussion helps establish what is known, what needs verification and which professional service may be suitable.

01 DISCUSS

Explain Your Property Requirement

Share the property location, asset type, approximate area and purpose. Explain whether the matter relates to buying, selling, inheritance, financing, capital gains or an ongoing project issue.

  • Residential flat or independent property
  • NOIDA Authority plot or commercial premises
  • Industrial property or plant and machinery
02 DOCUMENTS

Identify the Relevant Records

Depending on the circumstances, the initial review may require allotment letters, sale or conveyance deeds, possession records, agreements, valuation reports or bank correspondence.

  • Ownership and transaction documents
  • Property or project status records
  • Purpose-specific supporting information
03 NEXT STEPS

Confirm Scope and Engagement Terms

Discuss the appropriate valuation scope, applicable professional requirements, proposed process, fee estimate and expected deliverables before confirming the assignment.

  • Scope and intended use of the report
  • Inspection and information requirements
  • Agreed commercial terms and next steps

A PRACTICAL GUIDE FOR PROPERTY OWNERS & HOMEBUYERS

Understanding IBC Status in a Property Project

When a real estate developer enters insolvency proceedings, homebuyers may face uncertainty about their claims, possession, project completion and the documents they need. Understanding the project's actual legal status is an important first step.

i
Important distinction

A project's insolvency status, a homebuyer's claim status and the project's completion prospects are separate matters. One does not automatically establish the outcome of the others.

01

What Does IBC Status Mean?

The Insolvency and Bankruptcy Code (IBC) provides a legal framework for insolvency resolution. Where a real estate developer is involved, the applicable proceedings, orders and resolution arrangements must be checked for that specific corporate debtor and project.

The existence of insolvency proceedings does not, by itself, tell a homebuyer whether possession, a refund or a particular recovery will follow.

02

What Should a Homebuyer Check?

Begin by identifying the correct developer entity, project and relevant legal proceedings. Review available orders, notices, claim-related communications and instructions issued by the authorised process participants.

  • Builder-buyer agreement and payment records
  • Allotment details and correspondence
  • Claim submission and acknowledgement, if applicable
  • Current project and proceeding updates
03

Where Can an Independent Valuation Help?

A valuation may help document an asset's assessed value for a defined purpose. However, a valuation certificate does not automatically establish a creditor claim, determine insolvency rights or guarantee recovery.

Before commissioning a report, establish whether the relevant process requires a valuation, which asset or interest must be valued, the applicable valuation date and the intended recipient.

BEFORE TAKING THE NEXT STEP

Keep these four points in view

✓

Verify the latest orders and the current status of the relevant proceedings.

✓

Organise your records, including the agreement, payment proofs and notices.

✓

Confirm the purpose of any requested valuation or certificate.

✓

Seek appropriate legal advice on claims, deadlines, voting rights or remedies.
