YOUR PROPERTY DECISION CHECKLIST

Noida’s Checklists — Buyers and Sellers

Buying or selling property in Noida involves more than agreeing on a price. Use these practical pre-purchase and pre-sale checklists to identify documents, project details and valuation questions that may need attention before you proceed.

CHECK THE DOCUMENTS. UNDERSTAND THE VALUE. PLAN YOUR NEXT STEP.
BEFORE YOU BUY

Pre-Purchase Checklist

Seven checks to help you assess a property before committing to a purchase.

UP RERA Registration

For an applicable builder project, check the official UP RERA website for registration details, the declared completion timeline, available progress disclosures and relevant complaint or order records.

Occupancy Certificate (OC)

Verify the applicable Occupancy Certificate and its coverage for the specific tower or phase, as relevant. Do not assume that a project-level document automatically covers every building.

Project Status and Insolvency Checks

For a resale in projects associated with Jaypee, Supertech, Amrapali or Unitech, investigate the specific project’s current legal, insolvency, possession and transfer position. Obtain appropriate independent legal or claim verification where needed before proceeding.

IGRS UP Encumbrance and Registration Checks

Consult the IGRS UP portal and the relevant registration records to investigate registered transactions, disclosed mortgages or other recorded interests, as applicable. An online search alone may not establish that a property is free of every charge.

NOIDA Allotment Letter Authentication

For NOIDA Authority plots and older allotted properties, verify the original allotment letter, allottee details, property particulars and relevant records with the NOIDA Authority estate office.

NSEZ Designation and Transferability

For an industrial unit in or around NSEZ Noida, establish whether the unit is actually within the notified SEZ and confirm the applicable unit status, asset ownership, permitted use and transfer conditions. These details may affect valuation assumptions.

Independent Pre-Purchase FMV Check

Consider an independent fair market value (FMV) assessment before purchase, particularly for higher-value properties, Delhi-border sectors and the NG Expressway corridor. Compare relevant transactions, property condition, project status, applicable approvals and the intended valuation purpose.

BEFORE YOU SELL

Pre-Sale Checklist

Six document and tax-coordination checks to prepare before a property sale.

Original NOIDA Allotment Letter

Locate the original allotment letter and supporting records. Confirm the allotment date, original consideration, allottee details and any subsequent transfer or mutation documents available.

NOIDA Possession Certificate

Locate the possession certificate and establish the relevant dates from the original records. For a Section 55(2)(b) valuation, ask your CA or tax adviser to confirm the legally relevant acquisition date and supporting evidence.

Conveyance Deed Status

Check whether the conveyance deed has been executed and registered with the appropriate Sub-Registrar. If it remains pending, establish the outstanding formalities and how the existing title and transfer position should be addressed.

Sanctioned Building Plan

For a constructed house, assemble the applicable NOIDA-sanctioned building plan, approval records and relevant completion or occupancy documents, where applicable. Check whether the existing construction matches the approved plans.

Society NOC and Maintenance Clearance

For a builder flat, request the applicable society or association NOC, maintenance statement, outstanding-dues details and transfer requirements. Confirm which documents are actually required for your property and transaction.

CA’s Instructions: Capital Gains and Section 50C

Ask your chartered accountant to review Section 55(2)(b) eligibility, the applicable Section 50C provisions and whether a comparison of the available tax computation methods is relevant to your transaction. Keep the valuation scope aligned with the intended tax purpose.

YOUR NEXT STEP

Need help identifying the right valuation documents?

Discuss your property type, available records and intended purpose before deciding on the scope of an independent valuation.

These checklists are general information, not a substitute for legal, tax or transaction-specific advice. Requirements vary by property, project, transaction and intended use. Verify current records with the relevant authority and consult your legal adviser or CA where appropriate.
